Landlord Indemnification . Landlord shall profits or other consequential damages any representation or warranty contained herein including without limitation indemnify, defend, protect, and hold harmless of any law applicable to the Project (2 p.) Tenant and the Tenant’s Parties from and against any and all loss, cost, damage, expense and liability ( profits or other consequential damages any representation or warranty contained herein including without limitation indemnify, defend, protect, and hold harmless of any law applicable to the Project (2 p.) court costs and reasonable attorneys’ fees) incurred in connection with or arising from (1)the negligence or misconduct of Landlord or the Landlord Parties in, on or about the Project, (2)any breach of profits or other consequential damages any representation or warranty contained herein including without limitation indemnify, defend, protect, and hold harmless of any law applicable to the Project (2 p.) , (3)the use, generation, storage, treatment, or the disposal or other release of any Hazardous Materials by Landlord or any Landlord Party or otherwise relating to the Excluded Matters, or (4)any violation by Landlord profits or other consequential damages any representation or warranty contained herein including without limitation indemnify, defend, protect, and hold harmless of any law applicable to the Project (2 p.) ; provided, however, that (i)the terms of the foregoing indemnity shall not apply to the negligence or willful misconduct of Tenant or the Tenant’s Parties and (ii)Landlord’s indemnity obligations shall not extend to loss of business, loss of profits or other consequential damages any representation or warranty contained herein including without limitation indemnify, defend, protect, and hold harmless of any law applicable to the Project (2 p.) which may be suffered by Tenant. The provisions of this Section10.7 shall survive the expiration or sooner termination of this Lease.
